  • Equitable Real Estate Partners has extensive Construction Management and Development experience and will capitalize on its’ experience to carry out a well thought out capital plan that will meet the long-term needs of the building and ultimately add value. Factors involved in developing this plan will include 1) opportunities to decrease operating costs, 2) structural or mechanical changes needed to improve comfort or operating efficiency, 3) cosmetic improvements needed to maintain the appearance of the common areas, landscaping and the facade 4) improvements to the life/safety systems and 4) code compliance issues

    It’s the function of management to protect ownership from unforeseen problems inherent in capital improvement projects. Licensed, qualified and fully vetted contractors are selected in the bid process. Once the contractor is selected, the scope of the contract is written to define exactly what work is to be performed so there are no unforeseen surprises or change orders. We will monitor the project through completion to ensure the terms of the contract are fulfilled and the property is in compliance with local municipality permitting requirements.

    With Institutional reporting requirements, our procedures and Internal Controls have been enhanced to increase safeguards and the protection of assets. This results in a smooth audit and provides external CPA's a reliance that the books and records are in order.

    We take advantage of cutting-edge technology to reduce cost, improve workflow, provide meaningful reports to our investors, and provide our customers with a better overall experience. We utilize MRI, Argus and have used Yardi, and other analysis software packages in the compilation of data.
